CBRE is said to be in talks with “high profile occupiers” over remaining space at Liverpool’s No. 4 St Paul’s Square.
Acting on behalf of English Cities Fund (ECf), the agent is looking to continue a run of signings at the Grade A office building after announcing Gas Tag as its latest tenant.
The growing business and development software company has relocated to a sixth-floor 2,853 sq ft space at the site having previously been based in the Tempest Building.
The 10-year lease for the firm also follows a recent letting to Liverpool’s MSB Solicitors at the commercial district accommodation.
Andrew Byrne, associate director for office agency at CBRE Liverpool, says: “Of the remaining 45,000 sq ft available to lease at No. 4 St Paul’s Square, a 14,155 sq ft unit is currently under offer and we are in further discussions with other high profile occupiers on the remaining space.
“The continued interest in high quality accommodation is leaving occupiers with limited options in the city centre and this is set to continue in the short term.
“As a consequence of this reduction in stock we have already seen upward pressure on headline rents and a significant reduction in rental inducements.”
CBRE is joint agent with GVA for No. 4 St Paul’s Square.
